Can a 3 bedroom design be built on acreage?
Yes. We build across rural Tamworth and the North West, including sites with their own water, septic and access. Rural blocks often suit adding a verandah, a bigger garage or a shed.
Can a portable home be lived in long term?
Yes. Plenty of our clients use them as permanent homes for family, farm workers or affordable housing.
Can I add a second bathroom?
Yes. Several of our 2 bedroom designs can take an ensuite or a second bathroom. We'll show you the options and the cost difference.
Can I add a second living area?
Yes. Two of our 3 bedroom designs already include a media room or theatre, and the others can be extended to add a media room or rumpus. If you need a lot more space, it's worth looking at our 4 bedroom designs too.
Can I add power, insulation and windows to a shed?
Yes - power, lighting, insulation, skylights, windows and roller doors can all be added.
Can I build a 2 bedroom home behind my existing house?
If it's a smaller second dwelling, that's a granny flat, which has its own rules. Take a look at our granny flat designs, or give James a call to talk through your block.
Can I build a 4 bedroom home and a granny flat together?
On the right block, yes, and doing both at once can save on site works and set-up. We'll check your block, zoning and services at the site visit.
Can I change a design once building starts?
Small changes are sometimes possible, but changes mid-build usually add time and cost. That's why we encourage locking in the design and finishes before we start.
Can I change one of your designs?
Yes. Most people do - room sizes, layout, a bigger garage or alfresco, different finishes. We'll price each change so you can decide what's worth it.
Can I change one of your set designs?
Yes. Most clients make some changes - room sizes, layout, finishes. We'll show you what each change does to the price.
Can I get a decorative finish on my driveway?
Yes - broom, trowel, coloured and exposed aggregate finishes are all available.
Can I live in one side and rent the other?
Yes, that's one of the most common ways people use a dual key home. Talk to your accountant about how renting part of your home affects your tax.
Can I rent out a granny flat?
In NSW, yes - granny flats can be rented to people outside the family. Speak to your accountant about the tax side.
Can I see the floorplans?
Yes. Every design has its own page with the floorplan, the key details and a PDF you can download.
Can I sell the two sides separately?
Not usually, because a dual key home generally sits on one title. Subdivision depends on your zoning and council approval, so it's worth checking before you buy or build. We'll look at your block at the start.
Can I stay in the house while you work?
For most staged renovations, yes. We plan the work so you keep a usable kitchen or bathroom wherever possible.
Can I swap a bedroom for a study or media room?
Yes. It's one of the most common changes. We can also add a separate study without losing a bedroom on most designs.
Can you change the dual key design?
Yes. We can adjust the size of each side, the bedroom count and the layout to suit your block and how you plan to use it.
Can you knock down my old house and rebuild?
Yes. We handle the demolition (including non-friable asbestos removal where needed), site preparation and the new build, all under one team.
Can you manage the whole project?
Yes. We cover demolition, slabs, framing, roofing, fit-out and finishing, and coordinate the trades - so you have one point of contact.
Can you work after hours?
Yes. We'll stage the work around your trading hours wherever we can.
Can you work with our designer?
Yes. We regularly work with outside designers and architects, or can recommend people we trust.
Do I need approval for a granny flat?
Yes. Most go through a CDC, which is quicker than a DA. We'll confirm the right path for your block.
Do I need approval for a shed or carport?
Many do, depending on size, height and how close it sits to the boundary. We'll tell you what applies and handle it.
Do I need council approval?
It depends on the work. New homes, granny flats, structural renovations, demolition and some sheds and decks need approval. We'll tell you what applies and handle the application.
Do I need council approval?
Not always. Cosmetic work usually doesn't, but structural changes, extensions and raised or roofed decks often do. We'll tell you what applies and handle the application.
Do I need council approval?
In most cases, yes. We'll handle submissions for dwellings and help with paperwork for non-habitable (Class 10) buildings.
Do I need council approval for demolition?
In many cases, yes - through a DA or the complying development pathway, depending on the structure.
Do I need to own land before I talk to you?
No. Plenty of people come to us while they're still looking. We can tell you what to look for in a block so your chosen design fits well.
Do retaining walls need approval?
Walls over 600mm generally need engineering and council approval. Lower garden walls usually don't. We'll check for your site.
Do you build on rural blocks?
Yes. We build on acreage around Tamworth and across the North West, including rural sites with their own access, water and septic needs.
Do you deliver outside Tamworth?
Yes - across the North West, including Manilla, Gunnedah, Quirindi and beyond.
Do you do small jobs?
Depending on how busy we are, yes - deck repairs, wall removals and carpentry jobs included.
Do you give fixed quotes?
Yes. Once the scope and plans are agreed, you get a fixed price with clear inclusions.
Do you handle approvals?
Yes. We manage the process from DA or CDC through to final inspection.

Do you pour the slab?
Yes. We do the whole job, from concrete slab to roof and finishing.
Do your designs suit Armidale, Gunnedah and rural blocks?
Yes. We build across the North West and New England. Designs can be flipped for orientation and upgraded with insulation and glazing for colder climates, and we build on acreage with its own access, water and septic needs.
Do you work outside Tamworth?
Yes. We build across Tamworth and the North West, including Kootingal, Manilla, Gunnedah, Quirindi and Armidale.
How do I know if my home has asbestos?
You can't tell by looking. If your home was built or renovated before 1990, assume fibro and some linings may contain it until tested. We can arrange testing before work starts.
How long before I can build on a new slab?
Light foot traffic is usually fine after a day or two. Building generally starts after 7 to 14 days, depending on slab size, weather and the engineer's advice.
How long does a deck take to build?
Most residential decks take one to three weeks, depending on size, materials, weather and approvals.
How long does a fit-out take?
Most fit-outs take 4 to 8 weeks once the base building is ready. Full commercial builds take longer - we'll give you a realistic program at quote stage.
How long does a granny flat take?
Most take 12 to 16 weeks from approval to handover, depending on weather and complexity.
How long does a new build take?
Most of our new homes take 10 to 14 months, depending on site access, weather and how long approvals take. We'll give you a realistic timeline before you sign.
How long does a shed take?
Most sheds take 2 to 6 weeks, depending on size, site preparation and weather.
How long does it take to build a 3 bedroom home?
Most of our new homes take 10 to 14 months, depending on site access, weather and approvals. We'll give you a realistic timeline before you sign.
How much does it cost to build one of your designs?
It depends on your block, site works and the finishes you choose. We give you a fixed quote after the site visit rather than a "from" price that changes later.
How will I know what's happening?
You'll hear from James regularly, and before any changes happen, not after.
Is a 2 bedroom home a good investment?
That depends on the location, the land and your finances, so it's worth talking to your accountant or lender. What we can say is that a new, low-maintenance home tends to suit tenants and keeps upkeep costs down. We're happy to talk through which designs suit renting.
Is asbestos removal included in demolition?
If non-friable asbestos is found and is within the scope of the job, we can remove it as part of the demolition. Raise any concerns early so it's planned in.
Is your work insured and guaranteed?
Yes. We carry full public liability insurance and provide warranties on structural and finishing work.
Should I extend or build a granny flat?
An extension suits connected family living and tighter blocks. A granny flat suits independence, rental income and bigger backyards. We'll help you weigh it up for your block.
What can delay a build?
Weather, approvals, material lead times and late design changes are the usual culprits. We plan for them and tell you early if the timeline shifts.
What isn't usually in a build contract?
Things like landscaping, fencing, driveways, window coverings and some upgrades are often separate. We'll go through exactly what's in and out so you can budget for a move-in-ready home.
What size block do I need for a 4 bedroom home?
Our 4 bedroom designs are larger homes, so they need a wider block. Send us your block details and we'll tell you which designs fit and how they'd sit on the land.
What's the difference between a dual key home and a granny flat?
A granny flat is a smaller second home, usually freestanding in the backyard. A dual key home is one building split into two self-contained homes, built together, each with its own garage and street entry.
What's the difference between a set design and a custom build?
A set design is already worked through, so it's quicker and easier to price. You can still tweak it. A custom build starts from scratch around your block and lifestyle, and suits unusual sites or very specific needs.
When should I talk to a builder?
Early - ideally before your plans are finalised. A builder can spot problems with the site, the design or the budget while they're still easy to fix.
Will a 2 bedroom design fit on a small block?
Our 2 bedroom designs are between about 16.5 and 18 metres wide. Send us your block details and we'll tell you which designs fit.
